Unique Property Services, Inc. will develop a management program for the specific needs of your property. Whether you own one individual property or multi-units, we can accommodate you.

The following is a general overview of the professional property management services offered by our firm:
Full Property Management Program
1. Enforcement of the terms on rental agreement on behalf of the property owner
  A. Collection of rents and deposits
  B. Periodic property inspections
  C. Eviction processing and legal services available through company attorney if needed (at owner expense)
2. Computerized Accounting Services
  A. Property owner will receive detailed income and expense report including a year end accumulative statement and IRS 1099 tax for for tax purposes.
  B. Copies of any maintenance bills will be provided to the property owner. (owner approval is required for most maintenance expenditures)
  C. Optional items that my be billed directly to our office and paid from property owner's rental account:
1. Maintenance expenses
2. Mortgage Payments
3. Taxes and insurance
4. Utilities (if applicable)
5. Homeowners association fees
6. Almost any other expense incurred by the subject property
3. Direct deposit to any bank specified by the owner
4. Coordinate and oversee the completion of major and minor maintenance repairs needed on the subject property.
5. Coordinate lease renewals
6. Institute rent increases when applicable
Leasing Program
(Additional Fee Required and includes all items listed below.)
This service can be of our management program, or can be a one time service. With one time service, once the rental agreement is signed, we turn all the information and paper work over to the owner for self-management.
1. Advertise rental property
2. Placement of qualified tenants in your rental property
  A. Complete credit report on the prospective tenants
  B. Tenant income, employment and former landlord verification
  C. Coordinate execution of rental agreement
3. Monitor tenant and property during the term of rental agreement (applies to full management contract only
Commercial and Multi-unit residential management and leasing
1. We offer the same basic service already mentioned for commercial property and multi-unit residential complexes. The needs of these types of properties vary, therefore we would need to evaluate them on an individual basis.
